What a roofing contract should contain

Parties & property

Legal names and addresses of the contractor (with license #) and homeowner, and the address of the property being worked on.

Scope of work

Exactly what you're doing: tear-off, decking inspection, underlayment, shingle install, flashing, ventilation, cleanup. Reference the attached estimate so scope and price line up.

Materials

Brand, product line, color, and grade. Note who supplies what and how substitutions are handled if a material is unavailable.

Price & payment schedule

Total contract price, deposit, progress payments, and final balance on completion. Spell out accepted payment methods and any financing.

Timeline

Estimated start and completion dates, and how weather delays are handled, since roofing runs on the forecast.

Warranties

Manufacturer material warranty and your workmanship warranty (term + what's covered). Homeowners buy confidence as much as shingles.

Change orders

How out-of-scope work (e.g. rotted decking found at tear-off) is priced and approved in writing before it's done.

Insurance & liens

Proof of liability and workers' comp; a lien waiver on final payment so the homeowner is protected against supplier claims.

Insurance-claim terms

If it's a claim job, note that scope may adjust to the carrier's approved estimate and how supplements are handled.

Cancellation

The homeowner's right to cancel (often 3 business days) and how deposits are treated. Check your state's requirements.

Signatures & date

Both parties sign and date. Everyone keeps a copy. Nothing starts until it's signed.
